High Tunstall Planning Application Submitted to Hartlepool Borough Council
Yesterday afternoon (8th September 2014), on behalf of our clients, Tunstall Homes Limited, Prism Planning submitted to Hartlepool Borough Council a planning application for a residential-led development on some 118 hectares (291.5 acres) of land on the western edge of the built up area of Hartlepool at High Tunstall Farm, south of Elwick Road.
The application, which was submitted in outline with all matters reserved, is accompanied by an Environmental Impact Assessment. The proposed development comprises up to 2,000 homes of up to 2½ storeys in height; a local centre providing small local shopping parade (up to 250m² of retail floorspace), a public house, community centre, crèche, GP’s surgery; and a 60-80 bed residential/nursing care home; together with associated landscaping, roads, parking and infrastructure. A key aspect of the proposed development, which provides a wider long term benefit for Hartlepool, is the proposed new road link between the development site and the A179 to the north. Crucially, this will provide an initial, but substantial section of a Western Relief Road for Hartlepool. In addition, the road through the development site will also be designed to contribute towards the provision of this route which, in total, would represent around 3.5km, or half of the total route running south to link with the A689.
The planning application will have a 16 week target for decision and whilst it would be great if planning permission is granted by 29th December, experience tells us that a decision will be unlikely to be forthcoming before the end of January 2015 at the earliest.
