New Homes Permitted on Greenfield Site Despite 38 Degrees Petition Against Scheme
Darlington Planning Committee agreed to support a scheme for 37 dwellings on a greenfield site on the edge of Low Coniscliffe at Darlington.
The scheme, promote by Prism Planning on behalf of the landowners, provided 7 affordable bungalows and a mixture of 3,4 and 5 bedroomed detached dwellings on the balance of the site. Improvements to the Teesdale Way and financial contributions to improve local green space were also agreed.
The scheme was the subject of substantial local opposition from the village, who put forward an extensive array of arguments, all of which had to be refuted by in depth technical studies. Committee members appreciated that ultimately there were no technical reasons to refuse planning permission, and having regard to the lack of a five-year supply of housing land in the borough, the scheme should be supported.
The window for being able to promote this type of scheme is closing rapidly, as work on the new Local Plan progresses. Anyone considering similar types of development should discuss their requirements with Prism at the earliest opportunity.
